We have the ability to petition for an Order to Publish in order to comply with noticing missing parties, however a licensed private investigator must first be employed to document and certify all attempts to locate the missing parties.

The guide I read How to Rent your house - says that's a deal breaker so move on - so my questions is once there is a miss step from the guide is this the best way to eliminate potential renters or should I call this person and say hey your forgot to pay me the $25 so I can't run your background check?

I may have to go back to financing in the future. hi dawn,i meant to put details on that too, but forgot while posting.yes, i used the line of credit that we have  (~170k) just wired the money. i have been buying "cash" for the last 8 months or so. i think that's the reason to get the houses that we have. i think i missed on a lot of houses simply because i didn't have the financing, and just like you, i was "saving for the next one". i think this was a mistake on my part.the line is at 4.5% and once emptied, we can bundle the purchases that used up the line into one loan, to "refill" the line and start over.

So I am doing a flip in Laurelton, Queens and had issues from a general contractor doing shoddy work, and a plumber disappearing with uncompleted work and stealing from us (plumbing materials put on our account, not called for at this house, as well as a missing boiler from the house).
