I worked on our units kicking in carpet, installing tile floors, painting, cleaning etc. until I could afford to have someone else do it.The Pros: I learned what it takes to do a job; I have an appreciation for what it takes and I pay my guys accordingly.

Which I would never do unless it was in a very covert way since discriminations is not allowed based on family status.Case in point #2: House that is 2.9x bigger will be 3x more expensive to carpet, heat, cool, clean, roof, etc.

I started selling my own Las Vegas properties in 2020, have a few more to sell and it looks like my timing is a little off and prices have been on the rise.Regardless, of my timing to sell, the only reason I am selling in Las Vegas is because of the 280 miles from Los Angeles to Las Vegas, the property management company costs, the failure for the management company to know that almost every property was being destroyed, every house had huge dogs, one house was literally used for a dog kennel and the cost to clean every house with painting, carpeting and other repairs was $6,000 to $12,000.

They are appraising as 3 bedroom, not sure how that works. 4) The AC is 16 years old and will probably need to be replaced soon 5) The hot water heater is also old 6) Crawl looks clean but there are rodent boxes down there-like the ones you see near businesses so wondering about that 7) The house was in disarray, needs new carpeting and paint and some work in kitchen, no hardwoods.Would need upgrading if re-selling 8) master is odd, no linen closet in bathroom but there is one in master bedroom 9) no laundry room- they have the laundry in a bathroom in the kitchen. 10) The entry is odd and unusually narrow, as if they enlarged a room and it encroaches on the entry. 11) bathrooms are small.
