When I got into this particular tenant's apartment I found trash scattered everywhere, the smell of marijuana, and multiple beds spread out in the living room.  

This is by far one of the more unusual items I have had anyone tell me they found in a foreclosure:)

I'd love to hear about your "Big WHY" list of items that led you to your actual freedom number.  

Maybe it's because my interest rate is so low, but I don't have enough deductions (including my mortgage interest) to itemize.  

As a landlord, you should absolutely, beyond question, have a complete understanding of every item listed in your lease agreement. 

Forgery is a covered item in title insurance.. this to the tune of 15 MILLION Dollars.. they paid but after myself being grilled by the big boys from Miami  LOL.I have one going now on a land locked parcel.. my claim is 450k.. they need to buy me an easement or cut me a check.. they missed that my property was indeed landlocked..

The NNN covers most items and there isn't much else in the warehouse that can fail.  

@Benjamin CowlesYou can have the tenant be responsible for general maintenance (lawn care and such) and minor repairs on plumbing and appliances.It would make more sense for the owner to be responsible for roof/door/siding/HVAC replacements because those are capitalized items for your cost basis for depreciation and if the option is ever exercised...

Second, you will likely find that a major CapEx item can substantially reduce your returns.

This covers your personal items such as clothes, furniture, etc.
