Land to hike, ride horses, a nice venue if you want to do events, stay somewhere with a view.

You don't seem the kind of person to say mean things about people, and what you have posted is pretty legitimate.  

It starts with late payments and excuses, then it becomes non payments and squatting, and it often ends with the tenant threatening the landlord with lawsuits (regardless of whether they have a legitimate claim), and trashing the property when they leave.

For those of you not familiar with OKC it is an older neighborhood with houses built in the 1920’s that is just south of the Plaza District, which is a very popular business district with local restaurants, art galleries, entertainment venues, and retail shops.

The tenant had a legitimate complaint, the landlord had an unavoidable delay in addressing the complaint, the tenant voiced frustration, they landlord felt uncomfortable, the situation escalated and the landlord ended up evicting a long-term never late tenant over a non-issue. 

Should I waive the late fee if it does turn out to be a legitimate claim to a fraudulent transaction?

Most of them have invested money into making the venue look nice, provide good seating options, good parking, entertainment options, and ideally, a place that serves beer/wine/etc.

So there's a legitimate chance they stand to suffer in a lawsuit.
