My opinion: Choose to invest in the neighborhoods that expect a lot of appreciation soon: West Loop, West Town, Logan Square, Humbold Park, Pilsen, South Loop and directly south between South Loop and Hyde Park around the lake

Adjustments "can" be made by the agent, but mostly it's just generated by the automated program, with little consideration for subdivision boundaries, age, wood frame vs CBS, upgrades/renovations, lake front vs busy road frontage, leaky roofs, etc.
