There were a whole lot of obnoxious kids who had it all figured out in 2008, too.  

My kids are 3.5 & 1.5, so I dont have huge school bills yet.

Goal - purchase houses to make more moneyhow to get there - do whatever it takes. even if it's working on the house after kids go to bed until 3am and pick up materials at 6am. save every penny you can until you can afford to hire it out.the end.

That he owed me noting and that he cannot move in 15 days as he had a wife who does not work due to injury, 3 small kids and for him to leave he would need 60 days, he would have to sell his vehicle and take a loan from his job.

Perhaps you could split the difference and explore lower priced options in areas such as Woodbridge or Manassas?

I live (for the moment) and work in NY and I am exploring the idea of purchasing an investment property out of state....perhaps Florida.
