To achieve that, tenant is expected to do due diligence and exhaust all available resources, e.g. internet research for DIYs videos and articles, to try to diagnose and fix the problem.b.

I would never do that layout myself and take away value by losing a bedroom.

Good afternoon fellow BP members,I have been combing the internet looking for a great online real estate school (Florida License) but don't know which one to choose. 

My tax returns are essentially the same reporting as I would have if I generated financial statements, so I will use them as such if necessary.I actually have two PMs since I have properties in two states, but it adds no more meaningful complexity to my very basic spreadsheet layout.

That layout is SO much nicer and cuter for very little cost. 

Just closed 4/3 SFH for $173k ($120k existing 1st subject to, paid seller cash bal), needs $45k rehab, exact layout neighbor sold pending $340k.. $100k+ equity after rehab.On Guam hard to find hml to find rehab.. they all want to partner.

@Mario Am That’s just not generally true...you can read a lot of crap information on the internet.  

Maybe, the house is worth only $100k and he is blowing smoke.After you look at enough properties you should be able to get an approximate value from the internet and by looking at the outside of the house.

By any chance, do you know where (in the internet) I can get estimated replacement costs in the DC area?
