I would try to get in an email crystal clear instructions of what your owner is asking you to do. 

Transaction fees for plastic are always high.If you only have a few rentals, go to your bank and ask them for direct deposit instructions.

Send it to your escrow officer and instruct them to cut a 5k check from your proceeds for your guy.
