Credit pulls are good for 90 days, so if you proceed with the initial lender that did the pre-qualification within that time frame, they will not need to run your credit again (advantage).As for shopping around for good lenders, I suggest to look for someone that will meet with you face to face, but avoid big banks.

@Jack TuckerSince I have/had less than no idea on this question, I just Googled real estate private money lenders and at privatemoneygoldmine.com it seems the lenders are at 6% to 10%, but I have no ideas on specifics as to length of term and initial down required.I know all the deals I have seen in the Portland, OR area with Owner financing have been 20% down and 6% for 5 years, with a balloon.Also aren't the terms are what you are comfortable with and how you structure the deal?

I will do my best to explain this scenario related to the purchase, rehab, and refinance of a property I am pursuing.Purchasers A, B, and C are partnering to purchase and rehab a duplex (purchase price and rehab not to exceed $90,000 with e rehabilitation loan)Application breezed past initial underwriting as all partners have above 750 credit, stable income, low debt to income, etc.

I imagine quickly answering a series of prompts (address, offer price, financing, closing date, earnest money, etc etc) then having that information automatically put into the contract including all initials, dates, signatures.
