As long as the Operating Agreement gives some guidance on how to make decisions if there's a stalemate, then if someone needs to be replaced because of performance in an area the whomever needs to do that should get that percentage.

If you need assistance the customer service people will help you and if you need guidance as a landlord, they will answer your questions with information about best practices.The only time I ever used a property management company it turned into a disaster for me.

I can suggest roof and mechanical inspections since these are the two big ticket items.I would love to get suggestions from folks that have done larger deals in the past.What else should i be requesting from the seller other than leases and financials for the properties.Looking for guidance on how to do due diligence on a large portfolio.Ashish
