they hide the exact address (because they know they can be cut out easily), they mis-estimate the rehab costs or ARV, and a lot of times their deals aren't even their own (daisy chained) or are just flat out no good.

If you are considering purchasing a contract watch out for these types:1. people looking to daisy chain and deal, insert themselves in it, and take your money2. people offering real estate for sale they do not own and are not licensed.

The numbers tend to be outrageously wrong, as there are probably a dozen other "wholesalers" in the chain, thus they have to manufacture the ARV, to cover the spread.

@Michael Baum I admittedly have never worked with a hub - I hate the idea of these extra devices, just one more expense and item in the chain to go wrong, AND if something goes wrong there's no tech-heads I know by my properties who can fix it - I'd have to do it myself!
