The landlord must follow abandonment procedure, which may include posting the notice to quit for non-payment of rent and proper notice to enter the premises.

We do the same procedure when it comes to contacting the  current landlord and have busted one already who put a fake reference on the app. 

Let them know you put in new policies and procedures and this new policy relates to all parties going forward.

If they are not willing to do that I would then just move to MLS were this would be standard procedure and maybe just buy a slightly used house and figure on a little stuff to keep it running.
