For the ongoing/routine items, I'm less sure - though have a pretty good idea of some routine stuff, like lawn mowing, other things feel like a complete guess, like how many plumbing calls will I'll need per year per unit?

But 9 times out of 10 that is made up for within 30 days by the tenant - so cash flow for the month USUALLY is consistent for the month - but maybe not by the 5th when it is due for us.

Candidly I have made some mistakes, which I have treated as lessons.

i  would say househacking in expensive area is the best strategy.I got all tenants paying my mortgage , i never met them and they made the house more secured as well because there's always people in the house. 

I need finances to go thru my LLC, so checks need to be made out to the LLC name.
