Currently only two residents have washers and dryers, the others just use their alcoves for extra storage.  

I do plan on doing management myself when i decide to buy my first property and want to ensure that my first deal doesnt cripple me because of my lack of knowledge.

If that doesn't work but you are still confident it's a good deal and want to move forward, you can put down extra cash to make up the difference.

I am worried that if I am not able to secure insurance with another company while I fix this problem that my loan may be called due by my lender.Does anyone have any knowledge or experience with this kind of thing?

So I was thinking that over the summer (I will be 15 then) that I would be able to get an internship anywhere so that I could learn about real estate in any way possible, I can do whatever anybody wants me to do as long as I can gain knowledge about the real estate world.

Paying down the extra 10k is wise.What doesnt make sense is how much you being paid now, $15,000 a month?  

I'm really hoping to build on my knowledge and hopefully pass on some of what I've learned from an earlier rental fail.  

The market knowledge of when to lease is absolutely crucial.

For the extra few cents, I would probably add a 2nd roll if I were far away and was receiving complaints from guests.

There were people buying 2-3 extra houses expecting to turn around and sell them for a profit without any rehab.
