Sure everyone likes to save money by doing so yourself, but eventually, you would want to scale your business to the point where you can hire a PM to do that work for you. 

Don't just buy a house because it is cheap, everyone has posted good advice here. 

Especially since everyone will have a different opinion.Here is what I would do:1.

Most likely higher prices in 2025 and 2026 as a result, along with increased competition and missed opportunities for appreciation this year to those who wait.At this rate, the only event that has the potential to cause a downturn in the Raleigh real estate market is if suddenly everyone stops moving here and buying here OR the economy at large experiences a deep recession.

They don't have to create or buy a separate apartment space, and they can use the same kitchen, living room, and amenities as everyone else which means less planning, renovation, and setup costs. 

I feel ya, but if you have a good/trusted PM let them advise you and do their job.If God forbid such an accident happened, everyone (Landlord, PM and insurer) would be involved or "at fault" and it could get messy so there is some liability there.All residents must be on the lease and if they are not (As long as stated on your lease), you would have grounds to evict.All the best
