I am hoping to purchase an apartment building soon and the bigger pockets podcast was very informative that you really need a tax advisor who understands  accelerated depreciation etc.  

I should have joined an established brokerage with great tools and training right off the bat.

It’s all written by insurance salesman disguising themselves as financial advisors, or financial planners.  

So in HI we start the process immediately after the closing, but we have paperwork and everything established 3 weeks prior to closing.

@Kai SoremekunThe only way now to stop foreclosure would be to reinstate the loan or she files bankruptcyYou would not be able to buy it between now and then unless you paid off the loan but without title that’s a huge risk.In this instance I recommend doing nothing, you are not an attorney or financial advisor and have no relation to this women and if you gave advice or tried to help and then ended up buying the home it could come back to haunt you.

Although I still have a lot of learning to do I am very eager to learn more and I am currently looking for colleagues/references or a mentor/advisor to take me under their wing to learn from and help out with my free time.

I have some contacts, but yes, I'm realizing I need a good agent/investor and lender to establish a good foundation to start.

What I have learned as a financial advisor, is that as markets go up they can go down as fast or quicker.  

When you have enough saved that losing $25K will not be catastrophic and you have enough knowledge to evaluate the risks associated with a syndications, join a syndication that you have establish a relationship (so accredited investor or sophisticated investor is not required).
