You have to develop the sidewalk to the city's standards which involves a civil engineer.  

A construction engineer trained in cost seg must perform the study, so the complexity and cost of applying cost segregation is why most investors don't do it even though they would receive a huge tax benefit.

Shortly about myself:I am recent graduate from Civil Engineering and I have finally prepared myself mentally for real estate investment .

In terms of education/training, I graduated with an MBA from Wharton and a Masters in Engineering from McGill University. 

If Jr. get's hurt because the handrailing came off and now he is unable to work, and he was an engineering major, you could be perfectly held to the $900,000 in medical bills, the $350,000 in legal bills and 40 years of his average salary of $100,000.  

I deal with a lot of inspectors since I teach code classes to the designers, engineers, inspectors, contractors etc. 

Remind them that unless it is an as-is closing, they will have to disclose any major defects with the building.Buildings from that era are often over engineered, very solid and obviously stood the test of time.  

Based on my research, I think I may need the Turbotax Premier, but this seems like it may be deficient for capital gains reporting, which is also a small part of my overall income.About me: I work full-time as an engineer.
