There are so many ways of financing development projects, each has its advantages and bring certain limitations, as newbie to seasoned investors, developers or finance professionals, Are there any proven set of guidelines/advice to decide what type of finance works best for which type of projects and at what stage of development such that chances of profits are improved as well developer be it novice or mid level to experienced on do not fall into bad financial situation.thanks in advance. take care, stay safe

If NC allows you to keep deposits out of state you could use Seacoast Commerce Bank as they specialize in this. it may not be worth worrying about this too much at this stage in your investing journey.

All of the above makes me wonder, is self storage industry in the late stage market cycle and the end is near (3-5 yrs)?

@Andrew Lake I am in about the exact same stage as you also looking at Indy and based out of the CA Central Coast.

For the stage of life that we were in when we purchased it, it was great because we slammed the principal of the loan for 6+ years.

Having said that, many young people view rentals as a temporary stage in life where they save money to buy their own home.  

For example, in the chapter I'm reading right now, he outlines the order in which he conducts the stages of rehab.
