My wife and I have been planning our first flip for months now, learning the basics of the planning phases, finding a Contractor, lining up my real estate agent, researching materials, etc.

Not wanting to take the tenant calls and then find a contractor to fix the issue.Also, for self managed landlords - would you ever use a service that ONLY managed the maintenance calls for you?

Several times we have found them in the electrical outlets in the bedroom, paid for a chemical treatment for those spots and been fine.

The only thing I lack is having a good contractor to call on for estimates and work.

Find a good contractor, highly recommended by fellow RE investors in your area. 

An agent like myself would be happy to assist with this due diligence and first connections to make sure you find one of the best agents in the area.The other option is to talk directly with the listing agent and have them sell your home and put contingencies on both properties - you buy if your home goes under contract and you sell if things are still under contract or closed with the purchase.

Similarly, one of the houses needed an electrical panel replaced (we found out with the inspection) and once we said we wanted the cost covered by the sellers, he sent his electrician in to get a quote, and wrote it in the contract.

I have hard money available and *might* have private money.I'm now looking for those who have the resources I don't  - design, contractors, etc. 

Looking for quality contractors to help with a remodel near Indianapolis Indiana.

Anyone have a good base template for a contract to sign with sub contractors?
