Most of the properties I have been finding the monthly mortgage  bill just eats the cash flow. 

Spent 5k and just had an offer that will put me in the green offer is 40k higher than what PM and rea said I would get.

Landlords usually see everything in the color of green.

As an out of state investor I highly recommend you read "Long Distance Real Estate Investing" the book by David Greene.

I've been listening to all the BiggerPockets Podcasts/Audible books on Real Estate including @David Greene's book on BRRRR.

If I did it the way they have the plans drawn up, it would change the lot from a nice, green rural feel to more of an asphalt jungle feel, and the parking is far away from the units, in my opinion.

If you haven't already, pick up copies of David Greene's books on Long Distance REI and BRRRR.

My second question is how would you recommend I find the proper team if I’m looking to invest in areas so far from me (I’ve seen David Green’s podcast in which he reccomends word of mouth but I do not know many other real estate investors yet.)Finally, I’m just looking for general advice.

I second the Long Distance Real Estate Investing By David Greene and would like to add his BRRR book as well.
