My questions don't really answer your questions...but, just what I was wondering after reading your post.And, yes, if you can just pay interest for money someone brings to the table for say, the down pmt....and perhaps the rehab money...It seems better to me to pay someone some interest or fees rather than partner and give them as much as half of the income/win-fall. 

That's a pretty crappy paycheck.Finding the deal is the easiest part of the job. 

This weeds out most tire tickers and the other half don't respond.

Personally I would work as an Atty as well as getting a second job or increasing my Atty gig to 60 - 80 hours a week for a year to a year and a half Live on 40% of the income save the rest Invest in 1 to 1.5 years
