Like you I fund many deals a month in the 8 markets I work wholesalers put up very little EMD and many times NO deposit.. maybe in High priced markets were the dollas are bigger but to me there just is not enough potential clients of quality to make this a viable strategy for someone and doubly dangerous for those with basically zero RE experience and got their training from a course.
