I'd just like to clarify that 'chopping block' is a proposal to cap deferred GAIN at $500k, like the 121 forgiveness of up to $500k of gain from the sale of a primary res.

If you want to use delayed financing without 6 months of seasoning, you can sometimes present receipts and payments to contractors to show the improved value of the property above purchase price if you want to cash out refi at 75 LTV before 6 months of seasoning.

It is a few bucks, I would mention that normally it would have been July 1, so you'd already deferred it for 2 months due to the renos.

The “cost basis” is a little complicated, but essentially you’ll owe taxes on....1) the depreciation recapture and cap gain you deferred on the sold property, plus2) depreciation recapture and cap on the replacement property you are now selling.Remember, a 1031 simply Defers reporting of the gain.
