With regard to your case, don't even consider withdrawing the case from State court UNTIL they have actually moved out and left it in a somewhat decent condition (good luck with that one).

I'll give it a shot but will be prepared to move on.

Ive seen some decent properties in those areas where the numbers work.

I'm looking to zone in on 2-3 markets then check out the MLS on those markets for multi-family listings that are in pretty decent shape (to avoid using a turnkey company- is this realistic for a first timer?)

It would save you more money than JVing in the long run if you make a decent return.
