this property is well maintained 50 unit around ten years old preforms well and has assumable low rate freddie debt asking price is 11.7 mil assumable debt is 6.5 mil at less then 3.5 % 

You’ll get a lot of agents that tell you they can help you, but your chance of succeeding is low unfortunately.

I have found a potential short term cabin in a great spot that is only wanting to have someone assume their current loan.

The landords currently pay utilities which I think is insane.

Under these circumstances, I would lean toward doing what you can before close of escrow especially if the current landlord - who has a relationship with these people - is willing to help you.
