In the new house I had to do a Full gut and refinish in the basement, refinish and lay matching new hardwood throughout the entire house, as well a a full custom kitchen, and updated the bathroom as well.

This creates a bit of a conundrum to me as I really wasn’t planning to buy something this early, essentially moving my one year of waiting into potentially 4-8 weeks.So, the knowledge base I have so far comes in the form of around 30 BP podcasts, Brandon’s two books on rental property investing (read ~3 times), as well as the newly released investing guide by Josh and Brandon.

I am taking it upon myself to set a more strict personal budget as well as creating a business plan.

When I first got started I used this tactic with great success in that all upside value created was mine alone.

Creating cosmetic appeal, staging, and buying it knowing the value would increase.

For example, if you made $200,000 from a sale of a home you can select a product in the identified market and then create an LLC (required) and then specifically identify that property as your OFZ property and ''park' your money there.
