Sick and tired of driving to other states that are also now inflated, being a beaten and abused long distance landlord, and running numbers here at home where I live AZ I have not found a deal at home in over 10 years.

I really do like STR’s partly because we get to use the properties, plus my wife enjoys the STR’s and I need her help because I have a full time job and a crazy commute!

Great restaurants and nightlight also within walking distance.

I listen to audiobooks/podcasts to leverage my commute for more learning time and spend about an hour a day on top of that researching business/stocks/RE/finances.

Keep in mind of the pros and cons to this.If you want to be active, but live in a cashflowless market (SF, LA, NY, etc.) you can look into BRRRR from distance (very risky) or look for turnkeys first to get your feet wet and then move up to BRRRRing.

I ended up buying The Book on Rental Property Investing, found out Brandon also hosted a podcast (I commute 3 hours a day, so tear through podcasts), one thing led to another, and now I'm here.

@Nathan Asher Robson, be careful doing this and be extra cautious if you are doing this from a distance!

its not the state that is the MISTAKE its thinking you can do a long distance rehab and refi when you ( assuming your not a contractor or any experience) that's the huge risk and mistake..
