Also, noted here is that the "landlord" said she was in the house "too long", which seems to me that there was a comment made about a "temporary stay" until the "adult child(ren)" and their children and dog, found their own place.I would think there was damage done, probably by the animals - either dander or feces or urine or even scratches to the doors or walls.

We have tospend time sending the file to and paying the attorney's, manage the tenant and the property in the meantime to protect the asset while they are still in the housedeal with whatever measures they take to prevent the eviction, (legal, pleadings from family or church members)liase with the sherriff's officechange the locks and deal with anything left behindclean the property and pay for trash removalspend $$$'s to upgradere-certify for leaddo multiple showings and vettings to refill the vacancy and maybe upgrade equipment in the house if necessary to secure the right tenantdeal with the uncertainty of not knowing when the vacancy will be filled or how the new tenant will performdeal with the utility companies and the city for any licensing issuestransition the new tenant until they are settled and familiar with how everything works.By contrast managing a habitually late tenant is childs play.

An eviction from when someone was single and in their early 20s is mitigated, IMO, by becoming a married couple with a child and good income 8 years laters.
