Normally roofers will tellme on the quote if they have to replace rotten wood how much they charge for each 3 x 8. 200 is probably 3-5 3 x 8s they replaced.

I’d just check who has what attaches currently, the ones not active currently I’d remove and I’d have all tenants sign a clause stating that nothing will be attached to the roof or building and there is a (XXX.xx) dollar charge if there is a violation.  

Granted, they may be able to achieve a greater savings than their charged fees but that’s a big “IF”.

You could charge whatever you wanted and the bank didn't care they just wanted it fixed now and they where extremely gratefully for the job completed in a fast paced manner.

For some context, we charge 25%, but handle everything a normal PM handles, plus all the guest related issues, and cleaning.

Charge them the late fee as well.

I do a lot of other things for this company not related to my professional psychology services as well, for example i’m in charge of marketing for the company as just one of my duties but I don’t really get traditionally “compensated” for that role.

The only time I ever had trouble with one, Schlage replaced it free of charge.
