Is it out of your job, vacation fund, retirement money added to a 401k, taking care of aging parents....You determine what the goal is and the answer will become crystal clear. 

I think my yearly costs are $1200 or so which is maybe the commission representing one side of an average sale here. 

It should take care of the problem.

It's located in a desirable / up and coming neighborhood (Hixson, TN), has good tenants, and seems well taken care of (will be verifying that with inspections shortly though).

Also be careful not to over improve.

In fact some of them require the loan to be in the name of an LLC. 

Without even asking for something in return, they may take care of you.

Increasing the prime adjustment five fold and "artificially" raising the rate (especially knowing that your intent is to grow the account by doing so) would likely expose you to some risk in the event of an audit.

I guess just be careful because your licensed your expected to on some level to act as impartial.
