I think this is your best bet (even if he does ask for a retainer of a few hundred dollars).

I'll bet you there are SFR's on the market in Edmonton that you could put what's left of your equity down on and have a cash flowing investment out of it.

Dying wouldn't be my first choice either.  

Then I'd go on to explain everything that affected my offer price (i.e. failed septic, none of the work inspected, estimated rehab cost, steep dirt driveway, distance from home, etc.) and I'll give him the choice of whether or not he wants me to send it over.

My wife and I are looking at our 1st purchase in our farm area of choice.

One option of course is eviction with the aid of an attorney and the courts... emphasize this is a bad choice for him (which it is) and no action means that the family will pursue that option.
