A duplex with 2 beds and a loft of each side.

I have two properties I'm looking at but not limited to.The two family home is 2 x 2 bed single bath property with full basement and two car detached garage for $309K.

I'll be redoing the kitchen, bath, adding a bath, skylights, and cosmetics (3 bed 2 bath when finished).

For example, I´ve bought a few 3 bed single family homes in New Port Richey & Holiday these past few months in the $70-90k range (after renovations).  

I am in the process of tracking down the owners.Here are numbers on a couple of vacant houses, I know the cost estimates are high as I have not seen the interiors and exteriors of some indicate some extensive rehab will be required and I'd rather overestimate than underestimate costs.Property 1 (4 bed/2 bath,  1224 sq ft)All brick house, online photos of inside show it has been demo down to studs (neighbor told me someone installed drywall about 3 months ago, but no one has returned since then.)  

I recently was given an opportunity to buy a 1 bed/1 bath house from a friend.

This unit (bottom of a two story duplex) has 3 beds and 1 full bath.

My current thinking is to purchase a 2-3 bed home in the South Side flats/slopes to rent out to students and young professionals.

a 2 bed 1 bath houseI need some advice , as well as what I can expect please.... once I add a closet , as well as put in an operable window in one of the rooms of this property I am trying to buyA quick backstory :I paid for and had an appraiser come out and look at the propertyThe property was built around 1945 , it has 2 bedrooms and 1 bath in the main living space ( about 1,300 sqft. ) , and then it also has a detached ( although it is attached via the roof line ) .... has a second living unit ( that use to be a workshop when the house was originally built ).

I don't mind if its 5 years or 30 years away, but we need to move towards a date when we can rest assured that that all families and their children are safe in their homes and relieve property owners of this financially burdensome law.I'm going to bed.
