Hello guys , I have another question,  do hard money lenders borrow money for down payments?

Some cities have no problem putting landlords in a bad spot should a tenannt not pay the process of eviction in your area I don't believe is short.

You guys need to remember, that the tokenization of real world assets is going to occur across all privately held asset classes. 

"There's no asset so good that it can't be overpriced and become a bad investment, and very few assets are so bad they can't be underpriced and be a good investment."

Don’t waste your time otherwise.The last thing you want to be doing in rental arbitrage is doing minor repairs to the house.Even if the landlord pays for it according to the lease, the issue is you’ve got to front it so you can get it done to avoid vacancy or bad reviews.Be in the business of hospitality, not real estate.
