If you have a basement and you can finish it, I always add a bedroom.As far as what to stay away from.  

Now, we haven't signed any official paperwork nor finished the walk-through yet,  I still keep his deposit, he move his stuffs out already, but he doesn't let me charge this month rent to this deposit. 

Same neighborhood preferably, same school district and schools, same finishes and I always go make at least one improvement the other properties don’t have.
