I went on Thursday of last week but I had no idea what I was looking at and I was too shy to ask the women that worked there (I know, got to get out of the comfort zone - but look, give me a break, I'm naturally shy and I at least walked in and got to the files; that's progress).

I'll take a detour to that area on my way through the city next time to see for myself, but I trust that your assessment is accurate.

There could be white ant or drainage or any number of other nasty surprises too, making remote assessment quite inadequate.They're basically asking as-is market value, so that doesn't augur too well as to their motivation.For such a small, boring, old property, I'd probably be Offering LESS than land value.
