This has given time to do some extra digging and I just learned from my realtor today that the extra bed, bath, and kitchen in unit 2 never had construction permits pulled for adding them to the living space.  

The turn over cost will be far more then then the extra 600 a mo...and doubt you're getting your max rent for a unit that someone has lived in for almost 10 years.

Added living space in the basement for unit 1 and a roof deck for unit 2.

On Craigslist I saw lots of "Fash Cash", "Quick Sale for cash", "We bug houses" type of ads, has anyone done such a transaction?

Work I did myself: Installed new ceramic tile in the kitchen, basement, and bathrooms; painted; installed new kitchen appliances; installed new garage door; installed new screen door; updated landscaping; replaced water heater; updated bathrooms; added kitchen cabinets.

so I just bought my first rental in April which I rent out 3 rooms for 440 a month a piece so just over 1300 extra cash and also live here as well.

I'm adding a bedroom to make it a 4/2 with Master Suite. 

The extra income just made sense to me since I didnt have a family and had some extra rooms.

Does anyone know anything about ads posted in the craigslist job section advertising, "Real Estate Investing Students Wanted: Local Flippers".

Even so, we pay extra for a yard debris bin at each of our multifamily properties for things we may want collect in-between service pickup dates.
