I already had to let one tenant out of her contract as she had small children.The gentleman that does my handyman work, and who built my house 40 years ago has suggested a well, but has to be done in April, during the dry season.   

I researched and found that using “Tammy Smith Trustee for Smith 401k” as a suggestion.

I also suggest getting out to real estate events to network with other like minded people in real estate and learn as much as you can from others.

This is a nightmare situation and I was wondering if anyone had tips/advice/suggestions on what to do.

Putting real estate assets into an LLC or trust are all terms I hear about but am wondering if that would be appropriate and/or necessary in this situation to off set any potential liability?
