My selected vehicle of choice to do this was to become a Realtor. 

I made contact with friends in LA  to start looking for a 2nd hand vehicle we can buy on arrival, one friend has let me know we can borrow their RV while we are in the states at no charge , just pay fuel and maintanence costs incurred during our trip.

The streets are fine, although if you pay attention to parked cars you'll notice lots of beat up/broken down vehicles (1st sign).

I have set up trail cams before but I never get a good picture of a vehicle, license plate, face, etc.I'm really looking for a wireless camera(s) that I can set up temporarily (for a few days to a couple of weeks) at a property that will take and send photos to my phone and/or record video. 

The question comes down to, can you delay your saving/investing in retirement vehicles in order to make this house hack investment?

Does the account holder steer the investment with the plan and are there any restriction on the investment vehicle? 

I was just asking if there were other vehicles of savings funds that have potential to grow the money at a higher rate and that I have easy access to when I am ready to invest in more real estate.

The vehicle piece of it is also critical as even in areas in Fort Collins where you can apply for an over occupancy waiver you have to provide 0,75 parking spots per tenant that are off the street.I also jump on your question of can I "proceed without concern." 

The mobile home parks I've worked on have always had a mix of properties: single-family residences, duplees/triplexes, spaces for single-wide/ double-wide trailers, RV parking spaces (these have license plates), marina/boat parking spaces and regular vehicle parking spaces, so it can take quite a while to figure out what everything was and who owned/ was responsible for it.

I am torn between cashing out this property and selling it to pay off lots of student loans and vehicle debt and another house flip vs keeping to continue renting.
