I recommend you continue to rent and save while educating yourself on how to analyze property and buy a good investement.

If your 2023 losses are limited, then the overflow losses from 2023 will go into 2024.If you don't do anything now and one year from now you file your 2024 tax return continuing your current depreciation, then you will have 2 years of tax returns with depreciation.

Both of this will likely require real time conversations which will be difficult from India3) Maintenance when tenants are staying - I feel less worried about this as I can have the tenant coordinate with my chosen vendor (that I already have or can potentially find from India by talking to them on phone at night time in India / morning in the US).
