I have a question (or a few) that I'm sure has been talked about already but for the sake of staying up to date with the latest info, I'll ask anyway to see if we can get a good conversation going.

Offer her to stay there for 100 more a month or she shows receipts for the pool being cleaned. 

The 30 year fixed is not a bad idea, still have to come up with the rehab money then and of course the 20% down, etc, which wouldn't be a huge problem but again trying to stay away from outlaying cash.

I rewarded a cool landlord by staying multiple years. 

Meeting people and staying on the hunt for an opportunity.

By doing this, he was able to provide for his family on a modest income and allow my mom to stay at home and raise me and my brothers.
