RE is very local and some parts of the country will offer better cash flow opportunities than other.I really don't like buying anything with HOA (I have 2 - one was my primary residence and one I got as a package deal), because you can never really own the place free and clear and you will always have an obligation outside of taxes and insurance.If I were in your shoes, I would network with local investors here on BP and local REIA and talk to more experienced investors and see what they are doing and what's working for them and what's not working and after talking to a few, you will start getting a better idea on the numbers and area.Good luck!
