Could be a matter of putting some polyurethane on it so it doesn't splinter or it could be putting a new flooring over it.

I need to come up with the 50% remaining to put down on it.

Or, in your case maybe you live in the 4-plex and you manage it on behalf of the owner/other partner because he/she put up all the money for the deal.

If I were in your shoes, I would first evaluate the area, and if it fits my criteria and I know what kind of tenant I can put in there I would continue to the next step:Finding out how much it would cost to rehab and what kind of rents I can achieve.
