I purchased a property in Warren and had to switch PMC's about 6 months in. 

Good cash flow on the property and will continue to bring you income and appreciation.I'm not sure of the numbers when you purchased the property, but assuming you followed the customary practice of 3.5%-5% down, you have a property with some very solid appreciation.

Ideally I am looking to keep the purchase and renovation cost between $175-200K.  

But their minimums are pretty high for a tenant in common purchase. 

The schools ignore personal finance and business and hence people enter the world totally clueless as to basic concepts of business and finance.  25 years ago when I was financing small investors I made a loan to the purchaser of a small 12 unit apt complex.
