Doubt it.....The deal of "work on the property vs real rent" rarely works....the tenants usually doesn't do squat and if/when they do, its often crap just to make it seem like they are making an effort....Think you are going to have to suck this one up..... you helped him move it.....and left it up to him to be responsible for it..... big mistake.

Since the seller backed out, I think your agent and the seller's agent should be paid by the seller.You got me curious about it, I just went through my emails to find what it was, it's labelled a Administrative Support Commission, (Keller williams) it says that they put in time, effort, support to comply with regulations and  PA requires them to keep copies for 3 years, so this is a separate fee.

Although, Quickbooks is just a general business accounting software so it takes some effort to get your books setup & customized for a house flipping business.  

In most cases, you can tell if a property is worth the time an effort to acquire, renovate and resell.

If you hire a full-service Property Manager they usually have their own website and marketing efforts and participating in this marketing is included in the fee that you pay.

Otherwise, I would need to use multiple systems which add time, effort, and money.  

No value judgement here, I'm genuinely curious.I read your inspection clause, and it sounds here like you are wanting to simply trade one weasely clause for another.

The fact that the address is valid is not your problem - - you performed a best effort and that's enough.In this case, the reason is simply Information Can Not Be Confirmed.

I hear you on the pay down and tax advantage, but I have no idea if it takes 10 hours or 1000 hours of effort per year.  

Another question I have is about double wide in parks, can you buy them and rent them or are they are they really not worth the effort?
