I have seen private lenders that will lend 100% of the project costs (i.e. no skin in the game for the operator) and will give all the money in one shot before any work is done.

I'm in Houston and the equity spread in most deals are pretty tight. so you will have to put some skin in the game.

(salt water melts iced goo quicker).i would replace/reset the wax ring (they also make waxless now: rubber cone or foam type). i like to use 2: one is the oversize one, and a regular one to "butter" around any gaps to the connecting tile floor.i would use some lye (about twice per year) (please no drano) or baking soda and vinegar left to bubble followed by large amounts of water.extreme DYI: use a dry/wet vacuum on the push (NOT pull) setting

Sounds like he doesn't really have any "skin in the game" if everything is out of my pocket/risk. 

The water sat for only a few hours before being noticed & it was immediately shop vac'ed out & a blow was used all night to dry the basement floor(concrete/cement).

@Anore' AllenI am a legit investor in northern WI, Let me know what you come up with in my part of the state, deals are drying up, but im still averaging 1 every 6 weeks to buy, let me know what you have, any price range is worth looking at for me. 

Just an idea anyways, theres always more than one way to skin a cat! 

All the job opportunities have dried up, there aren't much in the way of prospects in the near future, and the school district stinks.  

It's a show of good faith on our part to put some skin in the game to have it held in escrow.
