I have a couple of agents sending me properties daily but I am stuck at my analysis stage because I don't know what my PTI is on any property since I have no funding details in place.I am trying to find a qualifying unit to send to private  lenders but I need to run my numbers before I submit a unit I have analyzed.

I used a very successful, high volume agent on two separate occasions(two different ones). 

Are there any subject matter experts out there that deal with mobile homes daily that can help me out?

I think I will love this part of real estate, but I'm definitely moving at my own pace and practicing due diligence daily. 

Its taken me 5 years to get to 10,000, although I bet the early couple of years for almost any big poster here doesnt have the volume of the later years before we learned what posting here can bring business wise.Looks like @Wayne Brooks is just shy of the 20,000 post mark, then a big drop of to @J Scott at 17,000 after that.

I have had some success personally but the margins here make it tough to make money unless you are doing volume.

If you have a SFR work schedules don't matter but when people are living next to, on top of or below others, one tenant's 2nd or 3rd shift work schedule (leaving or coming home in the middle of the night/early morning hours) can greatly interfere with another tenant's daily routine, sleep, leisure etc. 

Concerning deal, I have a few wholesalers that send me deals on a daily basis mostly from residential properties in Gwinnett and the surrounding area.

Self-directed IRAs typically come with a fairly low account setup fee from the custodian, but higher ongoing costs depending on the IRA asset value and transaction volume.

Are these done daily, weekly, monthly, etc?
