Hi @Percy N I was looking to start with wholesaling as a way to get my feet wet and learn some of the basics, my wife and I are planning to move within a year so we're also considering house hacking (possibly a multi family unit).

I'm going to look at a property tomorrow, and because of the grading of the land around the property, I wouldn't be at all surprised if the basement gets damp during the wet season.

Sorry, back to your questions...turning a primary home to rental has worked for me for several reasons: Lowest interest rate, care and maintenance of the home is understood before tenants moves in, jumping in and getting your feet wet is easier with a 'known' home.

Hi Nick,I think the deal makes financial sense and is a great way to start off and get your feet wet for a few reasons:A. you will be owner occupying and getting benefits of FHA loan, property is MUCh MUCH easier to manage when you are living thereB.

The only thing worse than using mastic for a large format tile floor would be using it in a wet area, such as a shower surround.If the concrete floor is flat and in good condition I would just pick up some modified thinset and tile right over it.
