Everybody’s situation varies therefore the choice of strategy and tools to use demand a different focus.

I am covered under my particular situation, others may have a different insurance and different needs. 

I also live in a quite expensive market (San Francisco Bay Area) and I think I'm in a similar situation.

Not much you can do on tax in that situation, but if you were open to exchange - there’s definitely some hands-off investments you could check out.

I have a unique situation wherein the property I want to purchase is owned by 5 siblings and they have all agreed they want the oldest sibling to sign everything on their behalf, so they want to complete a power of attorney form to give him the right to sign.

What type of situation are you looking at, and what's causing you to need to find a co-wholesaler?

Thanks for the tag, @Steve McGovern, but I can't help with this as it is both a residential (not commercial loan) situation, plus any additional funds would be in 2nd position behind the bank providing the original 203k loan.

I'm assuming in the situation described in h. that you will have some turnover/rehab costs or do you just sell it as-is again?
