Trick is finding ways to prosper in both types.

but here is the trick with working with anyone,,,,, DO NOT HAVE ALL MATERIALS AT THE JOB FOR THEM TO WALK OFF WITHAND DO NOT HAND OVER MONEY TO ANYONE UP FRONT MONEY FOR MATERIALS OR LABOR BECAUSE THEY ARE SO BROKE THEY NEED TO EAT THAT DAY.

Apple, Google, HP, Intel, Symantic, Pixar, Genentech, Tesla, Stanford University, Safeway, The Port of Oakland, 3 international airports, just to name a few companies/entities in various industries that make their homes in the greater Bay Area, and none of these are "start-ups".The Bay Area is not a one trick pony. 

I think the trick for these deals is to be in good shape when you buy and exit after minimal cap x and BEFORE you need to spend big money   

I'd consider having an RE attorney send a letter to the seller, that usually does the trick and it will cost you $200-$300.

And they seem to pull tricks to accomplish that.Should I hire an attorney to sue them?
