Guys,My partner and I are in the process of starting a new one-stop - in between tenants renovation company and would like to get some feedback from you guys.Here is a basic summary of what will be included in one of our customize-able service packages:House CleaningGeneral Areas - Dust walls/ceiling fans sills and ledges - Dust bulbs - Cobwebs - Dust baseboards - Dust window blinds - Wipe wood with Pledge - Sweep/Vacuum/mop floors - Wash inside of WindowsBathroom (s) - Clean and disinfect tub, toilet, shower, shower doors, and sink -Scrub Floor - Clean all mirrors and glass - Scrub tile wallsKitchen - Wash sink- Clean counter tops- Wipe in/outside cabinet doors- Wipe in/outside of appliances- Sweep and mop floor- Load and run dishwasher- Clean in/outside of microwave- Collect and take out trash- Wipe appliances- Clean in/outside of stove & refrigeratorBedroom (s)- Dust-walls, ledges, shelves, etc.- Closets: sweep, mop or vacuum- Floors: sweep, mop or vacuum PaintingUse drop cloths to protect furniture, floors from paint -Protect and mask necessary finished surfaces including door knobs, hinges, bathtubs, showers, cabinets, electrical outlets, fixtures and windows-Caulk all joints at doors casings and jambs in order to maintain a sealed surface-Caulk all joints around the windows where the window meets the drywall Patch and/or repair of minor wall and ceiling blemishes prior to the application of paint-Apply primer coat-Apply 1st and 2nd coats (Two-tone paint available)-Remove all masking from doors, windows, baseboards , walls, hinges, floors, etc.

Remodeled completely about 4 years ago -  finishes quite a bit nicer than the neighborhood is known for, but it was my wife´s first home and she wanted it her way.

I made the 65% LTV HML  we got 442 Lender refi ed me out in 60 t0 90 days... borrower would get 5 to 8k cash back X 4 they would get 20 to 32k tax deffered kish in their pocket Turn key guys made there 8 to 10k a house marketing guys made their 5 to 7k per house we made our 3 to 5k in HML and then the homes would cash flow 100 a month each... that was what built turn key prior to 08.After 08 that program went into the toilet and most Turnkey guys went out of business or had to retool to sell to only SIDRA's  but anyway  BRRRR is OLD NEWS and its only because of this crop of newer investors that is seems new.

Assuming we all match funds on the all cash purchase and related costs and the contractor will be doing the rehab/remodeling should he be allowed to add in a profit multiplier for his work?

If I were you, I'd plan to move in so you'd get more favorable owner occupied financing and you might even try to get one of those FHA 203(K) purchase/remodel loans to fund your repairs.After you live there awhile, then consider renting it out when you've found your next project to buy/renovate...
